The home features an incredible great room with a large fireplace, a recreation area, and floor to soaring ceiling windows that face out onto a large deck with a hot tub for your view.
The huge king master suite features a fireplace, sitting area, updated marble bath including a walk in shower and slipper soaking tub. The queen bedroom also has a full ensuite bathroom. The bunkroom is best suited for either two adults or up to four children with a twin over full bunk, twin trundle and a half bath.
Everything needed for an enjoyable stay is provided including a fully equipped kitchen, Laundry facilities, Direct Network TV, Wi-Fi, BBQ Grill and a two car garage.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
SECURITY DEPOSIT:
A refundable Security Deposit of $1000 is required for all stays. While you will not be required to pay this when you book, we reserve the right to place a HOLD on your payment account for this amount, giving us access to these funds if damage is incurred. Assuming no damage, this HOLD will be released no later than 14 days following the end of your stay.
GUEST CANCELLATION:
If Guest is reading this Agreement as a result of booking the property reservation through an Online Booking Site such as, but not limited to, Vrbo or Airbnb, that site's Terms and Conditions covering Guest Cancellations will govern the timing and amounts of refunds, if any. If not, then the following Guest Cancellation policy applies:
1) Guest's paid Security Deposit, if applicable, and paid fees for Cleaning and Damage Waiver Services will be fully refunded if the cancellation occurs prior to Check-in.
2) Fees for other Services will be refunded at the sole discretion of the Manager, largely dependent on whether any costs have been incurred in preparation for delivering that service to Guest.
3) Short Term Rentals - daily rental reservation fees for stays of 30 days or less -
A) Grace period - Guest gets a full refund of funds paid if they cancel within 48 hours of booking, if the Check-in date is at least 14 days away.
B) Guest gets a 75% refund if they cancel 60 days or more before the Check-in date, assuming Guest has fully paid for the booking. (i.e. Manager retains 25% of the total booking amount and refunds Guest the remainder of funds paid.)
C) Guest gets a 50% refund if they cancel 30 days or more before the Check-in date, assuming Guest has fully paid for the booking. (i.e. Manager retains 50% of the total booking amount and refunds Guest the remainder of funds paid.)
D) Guest gets no refund of funds paid if they cancel within 30 days of the Check-in date.
4) Long Term Rentals - daily rental reservation fees for stays of 31 to 90 days -
A) Grace period - Guest gets a full refund of funds paid if they cancel within 48 hours of booking, if the Check-in date is at least 30 days away.
B) Guest gets a 75% refund if they cancel 180 days or more before the Check-in date, assuming Guest has fully paid for the booking. (i.e. Manager retains 25% of the total booking amount and refunds Guest the remainder of funds paid.)
C) Guest gets a 50% refund if they cancel 90 days or more before the Check-in date, assuming Guest has fully paid for the booking. (i.e. Manager retains 50% of the total booking amount and refunds Guest the remainder of funds paid.)
D) Guest gets no refund of funds paid if they cancel within 90 days of the Check-in date.
5) Longer Term Rentals - daily rental reservation fees for stays beyond 90 days – Custom cancellation policy and payment schedule.
In all cases, when a refund is made, the amount refunded will include any applicable taxes paid, prorated by the amount of the fee refund.
The total amount of any refund may, at the sole discretion of the Manager, be reduced by a fee to cover the cost of Manager’s processing of both the original payment and the subsequent refund transaction (e.g. for Credit Card transactions this processing fee would typically be between 3% and 5%).
Note: Guest must cancel by 4:00pm on the cut-off day before Check-in to receive a refund. All times are Mountain Time.

This a no-smoking property.
Pets are not allowed on furniture or beds. Please cleanup after your pets.
Recycling is desired. Please use the provided bins in the garage. It is required if your trash can't be fully contained in the provided Trash Cans.
Peak number of overnight occupants will not exceed the quoted number unless agreed in writing by Manager.
Prior to departure:
Trash and perishables should be disposed. This is BEAR country - trash cans must be latched at all times.
Dishes should be placed in the dishwasher and the dishwasher started.
Leave beds that have been slept in UNMADE.
All used towels should be hung to dry.
